Beach Villa or Overwater Villa? How I Actually Choose in the Maldives
Beach villa vs overwater villa in the Maldives is one of the questions I’m asked most often. And I understand why. I get the appeal of an overwater villa. I really do.
There aren’t many places in the world where you can wake up surrounded by turquoise water, walk onto your deck and descend a few steps directly into the lagoon. After more than two decades traveling throughout the Maldives—and having lived there—I still love that experience. It hasn’t gotten old.
But if you ask me whether I would choose a beach villa or an overwater villa in the Maldives, my answer isn’t automatically overwater.
Sometimes I choose the overwater villa. Sometimes I choose the beach villa. Sometimes I’m really choosing the reef, the privacy or the beach. And occasionally, a particular villa is so special that it makes the decision for me.
That’s because there isn’t one answer that works across the Maldives.
Beach Villa vs Overwater Villa in the Maldives: Neither Is Automatically Better
One of the misconceptions I hear most often is that an overwater villa is automatically the better—or more luxurious—room category.
Sometimes it is. Sometimes it isn’t.
Every Maldives resort has been designed differently. Beach quality, lagoon conditions and reef access all change from island to island. Villa sizes and layouts change, too. Even the number of beach and overwater villas can affect how they’re priced.
At some resorts, the overwater villas are genuinely larger or more impressive. At others, the beach villas have enormous stretches of sand, greater privacy or outdoor spaces that make them the more desirable option.
That’s why I don’t think you can answer the beach-versus-overwater question without first knowing the resort.
At Soneva Jani, I’d have a very difficult time passing up an overwater villa. At One&Only Reethi Rah, I love the tremendous amount of beach space available with many of the beach villas.
Both are extraordinary Maldives experiences.
They’re just extraordinary for different reasons.
When I Choose an Overwater Villa
There is something undeniably special about staying over the water in the Maldives.
For a honeymoon or romantic trip, the privacy and experience of waking up surrounded by the Indian Ocean can be difficult to beat. And if you love swimming or snorkeling, having stairs from your deck directly into the lagoon can fundamentally change how you experience the resort.
Then there are resorts where the overwater villas themselves are part of the reason to go.
Soneva Jani is probably the most obvious example. Its enormous overwater villas have huge pools, waterslides directly into the lagoon and retractable roofs over the bedrooms. Push a button at night and the ceiling opens above your bed.
I’ve stayed in a lot of overwater villas. I could spend weeks in those.
Soneva Secret takes the concept in its own direction, while Gili Lankanfushi is another resort where being over the water is fundamental to the experience. Gili doesn’t have beach villas at all. Even its smallest overwater accommodations are enormous.
The St. Regis Maldives is another resort where I generally favor overwater. I don’t consider the beach its greatest strength, while its beautifully designed overwater villas take much better advantage of the setting.
At resorts like these, the decision becomes relatively easy.
When I Choose a Beach Villa
Beach villas can offer something completely different.
Privacy can be a major factor. Some are hidden behind vegetation with enclosed gardens and private pools. Others open onto huge stretches of sand. Depending on the island and season, they may also feel more sheltered from the wind.
And sometimes the beach itself makes the decision.
One&Only Reethi Rah is a great example. The island is unusually large for the Maldives, and some of its beach villas have a tremendous amount of beachfront. For me, that space is part of the luxury.
Cheval Blanc Randheli is another resort where the quality and space of the beach villas can make them incredibly compelling.
At The Ritz-Carlton Maldives, some of my favorite memories aren’t from being over the water at all. They’re from evenings spent on the beach watching the sunset.
I’ve sat there many times as the light changed over the water. Some of those sunsets are etched in my memory.
Sometimes having the beach immediately outside your door creates a sense of place that an overwater villa simply can’t replicate.
Soneva Fushi gives me another reason to choose the beach.
When I’m traveling with family or friends, its enormous multi-bedroom villas can feel almost like private compounds hidden within the jungle, with the beach just beyond. There’s something about having everyone together in that setting that makes it remarkably easy to disconnect from the outside world and focus on the people you’re traveling with.
That’s an entirely different kind of luxury.
For Me, Snorkeling Can Decide It
I’ll admit to having a personal bias here: I love snorkeling.
So when I’m choosing between two otherwise excellent villas, reef access can easily make the decision for me.
One of my favorite memories at Park Hyatt Maldives Hadahaa was simply walking down the steps of my overwater villa, getting into the water and snorkeling halfway around the island. I found myself surrounded by some of the largest coral I’d seen.
At Huvafen Fushi, I could swim from my Ocean Bungalow to excellent snorkeling only feet away.
And at Velaa Private Island, I once went snorkeling in the lagoon and unexpectedly came across a manta ray.
No one else was around to see it, so you’ll have to take my word for it.
Those experiences matter to me far more than whether a villa is technically categorized as a higher room type.
If the beach villa gives me better access to the reef, I’ll happily choose the beach villa. If the overwater villa puts me steps from excellent snorkeling, that’s going to be very difficult for me to resist.
The Water Outside Your Villa Matters More Than You Might Think
An overwater villa can look spectacular in photographs while telling you very little about what it’s actually like to get into the water.
Lagoon depth matters.
If the water outside an overwater villa is so shallow that swimming is difficult, some of the appeal disappears for me. Conversely, if I can walk down the steps and immediately swim—or reach good snorkeling easily—the villa becomes much more compelling.
This is one of the reasons firsthand knowledge of individual resorts matters.
Two overwater villas can look remarkably similar online and provide completely different experiences once you’re there.
The same applies to beach villas. The amount of usable beach, privacy, swimming conditions and proximity to the reef can vary considerably not only between resorts, but sometimes between different parts of the same island.
The room itself is only part of what you’re choosing.
Sunrise or Sunset Villa?
This is another question we’re asked frequently.
For me personally, it isn’t usually a deciding factor.
I often prefer being at the resort’s sunset bar with a drink in my hand rather than sitting in my villa at that time of day.
But that’s me.
If your idea of the perfect Maldives evening is sitting privately with your spouse, watching the sun disappear into the Indian Ocean from your own pool or deck, then a sunset-facing villa can absolutely matter.
There isn’t a right answer. It’s about understanding how you actually want to spend your time.
Are Beach Villas Better for Families?
With younger children, I often lean toward beach villas.
The reason is fairly obvious: putting a child who isn’t a confident swimmer in a villa surrounded by water can make parents understandably nervous.
I experienced this myself when I took my nephew to the Maldives before he knew how to swim. He stayed in both beach and overwater villas and loved both.
I was considerably more nervous in the overwater villa than he was.
But I don’t think there should be an absolute rule. Every child is different, every parent is different, and villa designs vary.
With teenagers, either style can work beautifully. At that point, I often think more about space. A large two-bedroom beach villa may be ideal for one family, while two separate villas might work better for another.
The goal isn’t to follow a rule about families and overwater villas. It’s to find the configuration that allows everyone to relax.
Is an Overwater Villa Worth the Extra Money?
Often, yes.
But there’s an important flaw in the question: an overwater villa doesn’t always cost more.
At some Maldives resorts, beach villas are actually more expensive. Sometimes that’s because the resort has considerably more overwater inventory. In other cases, the beach villas offer more space, greater privacy or a particularly desirable stretch of sand.
The Maldives also has an extraordinary number of overwater villas. That creates competition.
I’ve seen very good overwater villas at resorts such as Finolhu and Anantara Veli available around the $600-a-night range at certain times of year. I’ve also seen overwater villas with private pools at resorts such as Amilla available for well under $1,000.
Those aren’t promises about what a resort will cost for your dates—Maldives pricing changes enormously by season, demand and promotion—but they illustrate an important point.
Overwater doesn’t automatically mean stratospherically expensive.
I sometimes look at luxury hotels elsewhere charging $1,000 a night for what I consider a perfectly nice hotel room and think about what that same money can buy in the Maldives.
An overwater villa isn’t cheap. But the experience can represent surprisingly compelling value compared with luxury accommodations elsewhere.
And there is something wonderfully ridiculous about opening your villa door, walking down a few steps and finding yourself in the Indian Ocean.
After 23 years, I still love doing it.
Should You Split Your Stay Between Beach and Overwater?
Absolutely—although I don’t think everyone needs to.
For travelers debating beach villa vs overwater villa in the Maldives, a split stay can be a great way to experience both.
But there’s another approach I often find even more interesting.
Rather than simply changing rooms at the same resort, you can combine two resorts that excel at different things.
Stay somewhere known for extraordinary overwater villas and then move to an island where the beach villas, vegetation and stretches of sand create an entirely different experience.
You aren’t just changing rooms.
Those combinations can create some of the trips we receive the best feedback about, particularly when the two resorts genuinely complement one another.
I wouldn’t add a second resort simply to check another box. Transfers take time, and changing hotels always introduces some disruption.
But when the two experiences are meaningfully different, the combination can be fantastic.
So, Beach Villa vs Overwater Villa in the Maldives?
Tell me the resort.
Then tell me the traveler.
If you’re on a honeymoon and have always dreamed of waking up over turquoise water, I understand exactly why you want the overwater villa.
If you’re traveling with young children and want them running between your villa and the sand, the beach may make far more sense.
If you’re traveling with a group of friends and want a huge private compound where everyone can spend time together, I might point you toward a multi-bedroom beach villa.
And if you’re like me and want to spend as much time snorkeling as possible, I may ignore all of those rules and choose whichever villa gets me into the best water.
Sometimes I’m choosing the villa.
Sometimes I’m choosing the beach.
Sometimes I’m choosing the reef.
And sometimes I’m choosing an experience that only one particular resort can offer.
After more than two decades traveling through the Maldives, I still love walking down the steps of an overwater villa and slipping directly into the lagoon. It hasn’t gotten old.
But I also know that sometimes the best villa on an island is sitting quietly beneath the palms, with a beautiful stretch of beach just beyond your door.
The question isn’t whether beach or overwater is better.
